We have assessed ten buildings and building plans for KanAm for technical and environmental shortcomings in order to quantify risks. In so doing, we contributed to the strategic decision as to whether or not to acquire the properties.

Many firms, services and institutions no longer own the property in which they run their businesses. Over the last 15 years this trend has created scope for investment in property. On the one hand, this sort of investment often generates a stable cash flow from rental income, and on the other there is the possibility of a profit on book value when the building is sold. The buyer should be aware that there are technical as well as economic risks. Maintenance arrears, the presence of asbestos, a possibility of soil pollution can impact on your return. A thorough investigation shows up risks like these beforehand so that they can be weighed up in the decision to acquire a property. Our reports are often part of the final negotiations.
In this framework we provide the following services:

- technical inspection at purchase, where the condition of the property and any possible (overdue) maintenance including costs and urgency are recorded.
- preliminary environmental investigations into possible soil pollution
- asbestos investigation: risks, decontamination obligation, decontamination costs
- quick-scan maintenance plan: giving an opinion on the average annual maintenance costs for the owner and / or tenant
- measurement certificate: determining in accordance with the NEN (the Dutch National Standards Institute), the lettable floor space, the basis of the rental income
